"In the long term, 10-15 years is a very profitable investment, giving a rental yield of 7% or more," says Igor Indriksons, Director of the Department of Investments in Foreign real estate at IntermarkSavills.

Today, the largest age group in the West is the generation of "baby boomers". The population is rapidly aging, so hospitals and nursing homes are considered one of the most profitable investment objects. In the UK in 2007, the number of elderly people in nursing homes amounted to 420 thousand people, by 2056 it is projected to increase to 1 million people. The same is true in Germany – now there are 2 million people in nursing homes, and by 2050 this figure will reach 4.7 million. By 2020, the number of people over 65 in China will be equal to the current population of the United States (309 million people).

In most developed countries, it is considered absolutely normal to send their parents to nursing homes, since in the West these are comfortable institutions where qualified care (including medical care) is provided to elderly people for an affordable fee. Many do not have relatives or their own home, because they have been renting housing all their lives. At the same time, Europeans are very independent people, they do not want to be a burden to their children. In addition, pensioners do not live in isolation in nursing homes, but surrounded by peers, so there are no problems with a lack of communication. In Russia, no one would have thought that you could earn money from nursing homes, but in Europe these are institutions where elderly people live in separate apartments. In such complexes, as a rule, there is everything necessary for treatment, physical education, leisure activities. There are even whole villages and communities where you can live in your own house. At the same time, they can both rent an apartment and buy.

The rental yield in nursing homes is from 7% per annum. For investors, it is possible to obtain bank financing up to 80%. This is one of the safest objects for investment, because if an elderly person can no longer pay for staying in it (the rent is on average 200-300 euros), the state will have to take on this responsibility.

"Since the population in Europe is growing and life expectancy is increasing, then in the future 10-15 years is a very profitable investment," says Igor Indriksons. – As in the case of hotel rooms and self-service warehouses, the main investors here are pension and large investment funds. For example, in the structure of the pension fund portfolio, hospitals and healthcare institutions occupy approximately 26%."
